The availability and price of land in and around Kalkan is constantly
changing. Here however is a general guide:
- Typically parcels vary from 280m2 to 800m2 with prices starting from
around £150/m2 upwards depending on location. Lands close to the sea front,
adjacent plots and large plots command a premium. New laws with respect to
foreigners rights to purchase land do not affect any of the land we list for
sale.

- Local building rules dictate the % of land which can be built and these
generally range from 15% to 20%. Areas close to the town centre and in the
Old Town, where plot sizes are smaller, have permission from 30% to 100%.
- Buildings can be a maximum height 6.25m plus a 33% roof pitch from the
rear elevation.

- It is no longer permitted to construct a lower ground floor (depot) or
living accomodation under the roof.

- Rules govern the building line and distance from neighbours borders. The
building line is generally 5m from adjacent roads and 3m from neighbouring
borders.

- Conservation rules prevent construction of residential buildings within a
minimum of 200m from the sea and commercial buildings within a minimum of 100m
from the sea.

- Special rules apply to constructions in the Old Town conservation area.
Here specific rules apply to individual plots and plans are submitted for
approval both locally and regionally.

- A Town Plan (Imar Plani) governs the overall future appearance of the town,
residential and commercial areas, the provision of roads, public utilities and
conserved open spaces.

- The Town Plan in conjunction with the building rules ensures that you can
purchase land certain of what you are allowed to build.
